Q : Is paying my rent online with Mascia Management secure?
A : Safe, Reliable and Secure transactions are our main focus. Every single payment form is securely hosted by our partner USA ePay on their secure servers, and each transaction is automatically secured by the SSL certificates on these servers. Another layer of security is added through the support of what is called MD5 encrypted hash, which prevents vandals from misusing our online payment system on a different website. Q : Is using Resident Concierge safe?
A : We are very serious about the safety and security of all your information. We utilize the most advanced technology for Internet security available today. When you access Resident Concierge, Secure Socket Layer (SSL) technology protects your information using both server authentication and data encryption. This ensures that your data is safe, secure, and available only to registered users at Mascia Management. Q : Can I setup recurring rent payments on Resident Concierge?
A : Yes. When you enable your account for E-Payments, you will have additional options to record "Auto Payments" on your lease.

Q : How do I login to Resident Concierge?
A : You can access Resident Concierge from our website menu. If you have not received a user name and password, you will need to request one directly from the Resident Concierge Login Screen. If you have a user name and password that was emailed to you, enter it on that page and click Sign in to enter. Once you are logged in, you will see a snapshot of your account on the My Account tab of Resident Concierge.

Q : How do I reset my password for Resident Concierge?
A : You can reset your password, should you need to do so, directly from the Resident Concierge Login Screen. To do this, first click on the “Forgot Your Password?” link that appears just below the Sign In button. The Forgot Password page will appear onscreen. To request a new password, enter your first name, last name, and email address into the respective fields and click the Submit button. A confirmation page will appear onscreen, indicating that your new password has been emailed to you.

Q : How do I change my password for Resident Concierge?
A : If you wish to change your password on Resident Concierge, you can do so by first logging in to Resident Concierge and clicking the View Detail link next to My Contact Information. Your current contact information will display. By clicking Change Email and Password, you can change and confirm you new Resident Concierge Password. Once your new password has been confirmed, click the Save button and the new password will be emailed to you. This password should be used the next time you log in to Resident Concierge.

Q : How do I request an account for Resident Concierge?
A : Once you sign your lease, Mascia Management will automatically create an account for you or you can request account access from Resident Concierge itself. To request account access, click the Sign Up button on the Resident Concierge Login Screen. The Signup Screen appears, and you must fill out the required information and click Submit. A confirmation page will appear onscreen for you, indicating that your account request has been sent to Mascia Management.

Q : How do I create a new Service Request?
A : First login into Resident Concierge and click on the New Service Request button. This brings you to the Maintenance > New Service Request Page. You are required to complete all the fields on this form in order to submit the Service Request. To complete the process, click Save. Once saved you will be brought to the Service Request Detail page, which will display the new Service Request number at the top of the page. From here, you can create another Service Request, or edit or cancel this particular Service Request.

Q : How do I edit an existing Service Request?
A : Login into Resident Concierge and then choose Edit from the Action Drop Down next to the applicable Service Request. This brings you to the Maintenance > Edit Service Request Page. You can make any changes to the request here. To complete the process, click Save. This brings you to the Service Request Detail page, with the edited Service Request onscreen.

Q : How do I view the detail and status of an open Service Request?
A : Login into Resident Concierge and then choose View Detail from the Action Drop Down next to the applicable Service Request. This brings you to the Service Request Detail page, with the Service Request onscreen. You can view the progress of the Service Request on this page.

Q : How do I cancel an existing Service Request?
A : You first need to login into Resident Concierge then click the Cancel Service Request button from the Service Request Detail Screen. The status on the Service Request Detail is now changed to Cancelled.

Q : How do I create a payment account from the Payments tab?
A : Login into Resident Concierge and click the Setup Payment Account button. This brings you to the Edit Payment Account page. Here you can choose your payment method and enter the corresponding bank account or credit card information as well as your billing information. When you click the Save button, that information is sent to Mascia Management and you are all set up.

Q : How do I view and/or edit a payment account from the Payments tab?
A : First login into Resident Concierge and then click the Payment Account button. This brings you to the Payment Account Detail page, where you can view your current Payment Account Details. To edit this information, click the Edit Payment Account button. The Payment Account information appears and you can edit your Payment Method and the specific details within it, as well as change your billing information. When you click the Save button, that updated information is sent to Mascia Management.

Q : How do I make a payment online with Resident Concierge?
A : Once you have created a Payment Account, you can make payments from the Payments tab of Resident Concierge, as well as edit your Payment Account, setup Auto ePayments, and view your Account Balance. You can either click the Make Payment button or choose Make Payment from the Action aolumn. You will need to choose the property from the Rental dropdown menu and enter the amount of the payment. Your current account balance, any convenience fees, as well as your Payment Account information, are all displayed below. To move ahead in the process, click Next. Confirm the payment by entering the exact amount of the payment in the Confirm Payment Amount field. To move ahead in the process, click Save. Saving the confirmed payment brings you to the tenant ledger. The ePayment appears at the top of the list of transactions with the status of Pending Settlement. The current balance will also be updated. Once the ePayment has been accepted, it will show with a status of accepted.

Q : Can I put my own lock on the door?
A : Yes, with proper notice to Mascia Management and as long as a copy of the key is given to us.

Q : Is it possible to change rental apartments within Mascia Management properties once I become a resident?
A : We would love it if you would stay with us as a resident, and will be happy to help you find a new apartment within our family of properties. Please Contact Us and let us know your circumstances.

Q : How do I give my notice that I am going to move out?
A : First of all we are sorry to hear you are leaving and we hope you have enjoyed your time with us. To give notice from the Resident Concierge Payment Detail screen: click the Give Notice button. Complete the Move Out Information and the Forwarding Address. To complete the process, click Save.

Q : When do I receive my security deposit back?
A : After taking all appropriate deductions under the terms of the lease, the unused portion of the deposit will be refunded at the end of the lease term in accordance with your lease agreement’s rules, regulations, and guidelines. Please give us your forwarding address and ask any additional questions about this procedure you may have.
