Q : How long does it take to approve an application?
A : Assuming your application is complete when submitted online, we offer approval in less than 72 hours.

Q : Are there apartments available other than those currently listed on the site?
A : No. We keep our online records absolutely updated with every unit we have currently available so please make sure to check our website often. If you know you'll be moving some months in the future and you don't see apartments for your preferred date of occupancy listed yet, Contact Us and we will add you to our list of contacts for future rentals.

Q : How often is the list of available apartments updated?
A : On a daily basis. As soon as something changes we post the information immediately. To sign up for a daily email of our current and updated availabilities and access times, visit our Contact Us page and enter your email address to be added to our mailing list.

Q : How do I set up an appointment to view an apartment?
A : Email us or give us a call and we will be happy to show you our apartments. It is NOT permitted to ring other apartment bells to gain building access.

Q : Are apartments rented on a first come first serve basis?
A : We accept several applications on an apartment until a lease is signed. Our policy is that the first person to have a complete application and then qualify will get the apartment.

Q : What is included in the rent?
A : Usually heat and hot water are included. Electric heat is not included; that would appear on your electric bill.

Q : What are the utilities I am responsible to pay?
A : Gas and electricity.

Q : What is a security deposit?
A : A deposit is used in the event that damages are incurred to the apartment during your residency. The deposit money may not be used to pay the last month's rent.

Q : Will the apartment be painted before I move in?
A : Yes. Every apartment Mascia Management rents is cleaned and painted prior to a new resident's occupancy.

A : Yes. Every apartment Mascia Management rents is cleaned and painted prior to a new resident's occupancy.

Q : Are the locks changed between residents?
A : Yes, we always rekey the locks between residents at all of Mascia Management’s apartments. We provide and maintain the bottom doorknob lock ONLY. The top lock or any additional locking mechanisms are the resident(s)’s responsibility to install and maintain. If installed, it is also the resident(s)’s responsibility to provide the Management office with a full working set of keys for these additional locks within 1 day of move in for emergencies, repairs, inspections, and future re-rental.

Q : Can I paint the walls of the apartment after I move in?
A : Yes, we do allow residents to paint the “drywall only” in your apartment. It is the resident’s responsibility to paint the apartment back to the original color before the end of the lease term. Residents are not permitted to shellac, stain, texturize, or wall paper the dry wall, molding, trim-work, doors, closets, cabinetry, tile, or any flooring.

Q : What if I want to add or change an appliance after move in?
A : No dishwasher, washing machine, or clothing dryer is permitted to be installed without written permission from Mascia Management.

Q : Is the building pet friendly?
A : Depending on the building, different rules dictate whether a particular pet would be allowed. In some cases, pets need to be under a certain weight requirement, typically 30-40 lbs, which would exclude larger dogs from living there. Some buildings allow just cats, while others do not allow pets at all. Check the listing of the apartment you are considering on our site for its specific policy.

Q : Can I put up a wall?
A : This depends on each building's policy. Many of our properties do allow you to construct pressurized walls, not permanent ones. But bear in mind that we require the apartment to be restored to its original condition before you vacate.

Q : Can I sublet my apartment?
A : For the most part, no, but we will try to help accommodate your circumstances if we can. Please let us know how we can help you.

Q : Does Mascia Management rent apartments to students?
A : Yes, with qualified Guarantors. Many of our residents are students.

Q : If I'm not a U.S. citizen, can I still rent an apartment from Mascia Management?
A : Yes. Many of our residents are from foreign countries. We will still require a Guarantor and may require prepaid rent depending on your particular circumstance.

Q : What if I have no prior rental history?
A : That's okay. Just tell us where you've been living on your application.

Q : I have not established any credit history. Should I still apply?
A : Yes. But your Guarantor must have excellent credit and sufficient resources to cover your rent if you are unable to pay.

Q : What is a guarantor?
A : A Guarantor is someone who agrees to be equally responsible for all of the terms of your lease. The Guarantor is asked to step in should you be unable to handle your affairs, fail to pay the rent or violate the terms of your lease.

Q : Who can qualify as a guarantor?
A : Most often a parent acts as guarantor. Relatives, employers, or associates who have excellent financial statements, excellent credit and agree to pay the rent if you cannot may also qualify.

Q : What if I'm renting an apartment with one or more roommates?
A : All occupants must sign the lease and each occupant must fill out an application and provide a separate Guarantor if applicable.

Q : What amenities are in the neighborhood?
A : Each neighborhood varies regarding the number of surrounding shops and services. Manhattan contains an abundance of grocery stores, dry cleaners, video & DVD rental shops, and other services within short proximity to most residential areas.Contact Us and we will gladly share with you the information we have collected on the area in which you will live.
