The Value of Green Renting

 

Mascia Management is a preeminent Green/sustainable rental manager in New York City. We focus on integrating Green management principles utilizing technologies that provide energy savings and added health benefits to residents, while conserving the earth’s resources.


Did you know that 79% of New York City’s greenhouse gas emissions stem from energy consumed in buildings? At Mascia Management we are committed to decreasing the environmental impact of our company and every building we manage. How can a management company make a difference? Here are a few examples:

 

  • The Indoor Environment/ Health. We only utilize cleaning products and building renovation materials that are low in Volatile Organic Compounds (VOCs) to minimize indoor air pollution sources. The use of low-VOC products creates a healthy, attractive living environment low in toxic VOCs avoiding the harmful exposure to fumes released by conventional cleaners, paints, adhesives, and other products. We are committed to  improving the quality of life inside our units.
  • Energy Efficiency to Reduce our Carbon Footprint. We only use Energy Star Florescent or LED lighting in building common areas and inside our units. We also perform energy audits on our properties which will detect and analyze potential energy efficiency solutions. Our 5 year goal is to reduce the energy consumption of our properties to 65% of their present levels and to purchase 100% of the energy we use as a company and in our properties from alternative power sources such as Solar, Wind, Hydro, etc.
  • Online Services Prevent Waste. By providing online services to our residents we are able to minimize our use of paper and the associated fossil fuels used to transport and manufacture traditionally printed materials. We protect the environment and reduce waste without decreasing the quality of the service we provide to our residents.
  • Green Renovations. When we renovate a unit we do not merely look at ways to  update the units finishes, we focus on a way to make that unit more Green. This  means a unit that is more environmentally friendly as well as one that is of higher  quality than the traditional rental apartment. We cannot do this to all of our units at once but over time we are creating the most environmentally friendly rental properties  in NYC. We look at every building to evaluate the ability of using solar power, wind  power, and/or fuel cells onsite. Our 10 year goal is to be a net energy exporter. This means we will ultimately produce more energy at our properties than we use allowing us to really make a difference for the environment.
  • Environmental Education and Stewardship. Green buildings and management can have multiple benefits beyond those enjoyed directly by our residents and owners. It helps  reduce the US reliance on foreign oil and, perhaps most importantly, New York City’s  greenhouse gas emissions and “heat island” effect that contribute to global warming.  We also focus on Resident education to show residents what they can do to help make  an even greater impact.
